Scenario

Our local agent visited Dr. Lam to see if he needed assistance with his upcoming lease expiration. He preferred not to move, and was ready to renew his lease for another 10 years. So, when COVID hit, Dr. Lam reached out to the landlord for assistance but was denied. It was at that point Dr. Lam asked CARR to pursue relocation options and figure out how he could make the most of his next transaction.

Delivery

We located a newer and more visible location about a ½ mile away from his current practice. Dr. Lam had previously tried to negotiate a lease at this other property on his own unsuccessfully. With CARR’s help, we were able to negotiate $5.50 less per square foot in starting rent compared to his existing lease terms, 5 months of buildout time and 4 months of free rent!

Results

We negotiated $141,000 in total deal savings for Dr. Lam! He parted ways with the old location and landlord, and is poised for great success for the next 10 years!
