Scenario

Our client, Orthodontic Specialists of Oklahoma, wanted to add a fourth location to their  group of practices in a high growth area of Oklahoma City where two of their doctors reside.  They had never done a ground up construction project and among other things were a bit nervous about being able to run three other locations while managing the construction of a fourth.

Delivery

We worked with the group of doctors to determine their appetite for their investment of time and resources. It became clear that they were looking for a scenario where a developer could take them through the entire process of going from raw land to a finished product and even share in some of the costs.

We scoured the market for the best developers and land opportunities in the area, and assembled a list of the land options for a tour and developers for interviews. We performed a comparative analysis of the various properties to help with evaluation and negotiation.

Results

Ultimately, we were successful in securing a prominent piece of land that was larger than their needs, but because of the developer we brought on board, we were able to deliver Orthodontic Specialists of Oklahoma exactly what they requested.  We saved them nearly $100,000 on the land acquisition cost alone and a huge amount of time, as this was a particularly tough Seller.

The premium property also attracted two other clients to build their dream buildings on the property, allowing the client to only have to purchase the amount of land needed for their location, which reduced their land costs significantly while delivering them the visibility and location that they desired.
