Our client had an expiring lease in a substandard space and wanted to seek high-visibility purchase opportunities in the area.

We scoured the market for the best ownership opportunities in the area, and assembled a list of the top buildings, condos, and land options for a tour. We performed a comparative analysis of the various properties to help with evaluation and negotiation.

Results

Ultimately, we were successful in securing a prominent lot near a desirable big box retailer, along with signage rights to increase exposure. We saved tens of thousands of dollars during negotiations and modified the size of the lot to fit the practice’s specific needs, saving over $40,000 from eliminating excess square footage on the lot alone. The client built a ground-up 7,700 SF building on the site, and they have experienced a significant increase in patient volume at the high-visibility location. The premium property also attracted an orthodontist looking to lease space, allowing the client to offset their costs by securing a 10-year lease with the orthodontist.
