Origami Rehabilitation

The following case study highlights one of many ways we help our clients succeed at the highest level in their healthcare real estate transactions. As every property requirement, deal structure, and negotiation is unique to each practice owner, we strive to find solutions that provide maximum benefits to our clients.

Tammy and her team started Origami Rehabilitation in 1997 as a 501(c)(3) nonprofit organization, in partnership with Michigan State University College of Osteopathic Medicine and Peckham Inc. Origami Rehabilitation provides comprehensive rehabilitation for adolescents and adults with neurological dysfunction. Their primary facility is located on a 35-acre campus in Mason, Michigan. The practice has been very successful even through COVID so much so that they had need of opening another satellite location. Their primary goals were to have another stand alone building with excellent opportunity for brand recognition and in an area within 20 minutes of their primary location to continue to extend their specialty services to the people of the greater Lansing and surrounding areas.

In order to identify the most optimal location for their next office, we began by looking for more than just a building. We carefully and thoroughly performed demographic and heat mapping analysis to identify trends in traffic flow, residential growth and future expansion considerations. After completing that process, we identified a few viable options and began negotiations and ultimately decided on revamping a building the Boy Scouts of America had just vacated.

We were able to negotiate free rent, a substantial tenant improvement allowance, and a reduced lease rate that ultimately saved Origami Rehabilitation nearly $400,000!

“From the first introduction to a prime site selection and closing the deal with nearly $400,000 in total savings, CARR was an invaluable partner on our company’s expansion journey. Their expertise, advocacy, responsiveness, and commitment to our needs led to impactful results that would not have been achieved without their involvement. Whether it be a first time or repeat experience in navigating healthcare commercial real estate, I highly recommend CARR being the expert on the buyer’s/tenant’s team!”
